Good bones, dated plans

Mandarin work is mostly about reworking what is already there. The houses are solid and the area is established; what dates them is the layout, and layout is a structural question rather than a decorating one.

That is the work our licence class exists for. GIL Renovation Services holds Florida licence CBC1269967 as a Certified Building Contractor, so removing a wall that carries load, adding square footage, or reworking a plan is permitted, inspected work we take on ourselves rather than hand off.

What the housing stock here means for your project

Mandarin is a large established area of southern Jacksonville along the east bank of the St. Johns River, and its housing stock is noticeably older than the subdivisions further south in St. Johns County. That generally means solid homes with dated layouts — the work here tends to be opening up kitchens, reworking bathrooms, and adding square footage rather than starting from scratch.
