What a Ponte Vedra project usually asks for

Ponte Vedra is a coastal community in northern St. Johns County and one of the higher-value residential markets in Northeast Florida. Two things follow from that, and they are what make working here different. Scope and finish level run higher than anywhere else we build, which raises the stakes on craftsmanship and on being reachable while the work is happening. And the Atlantic is close enough to matter: salt air is genuinely harder on exterior paint, decking, hardware, and fasteners than it is a few miles inland, so material selection for anything outdoors should account for it from the start rather than be discovered at the first repaint.

The finish is mostly what is underneath it

A high-end result is far less about the material than about the preparation. Flat substrate, correct layout, proper waterproofing, patient tile setting, and clean trim lines are what separate expensive-looking from expensive.

Those are the stages nobody sees once the job is done, and they are exactly the ones a contractor working to a thin margin shortens. We price them in and we do them.

Building near the coast

Coastal exposure is real and it is expensive to ignore. Salt air and sun are harder on exterior paint, decking, and hardware here than they are inland, and a material that performs perfectly well a few miles west can look tired far sooner.
