Deck Building in Jacksonville & Northeast Florida
Built for Florida sun, humidity, and wind load — not for a catalogue photo.
A deck is a structure, not a surface
The part of a deck you look at is the part that matters least. What decides whether it is still solid in a decade is the framing, the footings, the hardware, and the way it meets the house — all of it under the boards, and all of it permitted and inspected.
That is why decks sit with a building contractor rather than a deck kit. GIL Renovation Services holds Florida licence CBC1269967 as a Certified Building Contractor, we pull the permits ourselves, and we build decks across Jacksonville and Duval, Clay, St. Johns, and Nassau counties.
Custom-built to your yard and your house — not assembled from a catalogue and made to fit.

Permitted, engineered, and inspected
A deck that attaches to your house becomes part of your house. In coastal Florida that means it is designed and permitted with wind load in mind, and the connection back to the structure gets engineered rather than improvised. Requirements differ by county and by site, so we confirm what applies to your parcel before anything is designed — and we submit the permit, handle any corrections, and schedule the inspections.
The other half of the equation is water. Humidity here is relentless, and the details that keep moisture out of the ledger and away from the framing are the ones that decide whether you are repairing a wall in five years. Those details cost very little to get right during the build and a great deal to fix afterwards.
Decking materials, compared honestly
There is no single right answer — the tradeoff is maintenance against up-front cost, and the right call depends on where the deck sits and how much upkeep you actually want.
Pressure-treated lumber
The most affordable way to get a deck built, and the one that asks the most of you afterwards — periodic cleaning and re-sealing to keep it looking the way it did on day one.
Composite
More money up front, far less maintenance after. The usual choice where a deck faces heavy sun or coastal air and nobody wants to be re-sealing it on weekends.
Hardwood
A genuinely different look and feel, at a cost between the other two and above. It rewards maintenance rather than tolerating neglect, so it suits owners who like the upkeep.
Closer to the coast
In Ponte Vedra and Fernandina Beach, salt air is a third form of exposure sitting on top of the sun and humidity the rest of the region already deals with.
It is hardest on the components you would least like to replace — fasteners, connectors, and framing. Material and hardware choices matter more here than anywhere else in our service area, and we make that call with you deliberately.
What sits under the boards
Footings, beams, joists, hangers, and the ledger connection to the house. Nobody ever compliments this part of a deck, and it is the entire reason one lasts.
It is also where a cheap build saves its money, because it is the only part a homeowner cannot inspect once the surface is down. Ours is built to be looked at by a county inspector before it is covered.
Stairs, railings, and the rest of the build
A deck is rarely just a platform. Stairs, railings, built-in seating, skirting, and the transition from the house to the deck all have to be designed together, and railings in particular are a code-governed part of the structure rather than a decorative afterthought.
We design the whole thing with you at the on-site consultation, take real measurements, and put a comprehensive written proposal in your hands within 48 hours — full scope and price, so you are deciding on facts rather than a ballpark.
And while it is being built, the person you call is not on a ladder. Our business partner runs the job sites so Cesar Perdomo can manage customers exclusively.

One-year warranty
Every project carries a one-year workmanship warranty across the whole job — not just selected trades.
Deck building questions
The five questions everyone asks before hiring, plus the ones specific to decks.
It depends on the size and scope of the work, so we price every project individually after seeing it in person. As a concrete reference point, a small bathroom of roughly 7x5 typically runs $10,000 to $14,000, and a master bathroom typically runs $17,000 to $35,000, with materials included in both. Your written proposal arrives within 48 hours of the on-site consultation and lays out the full scope and price, so you are never comparing guesses. Estimates and consultations are free.
We provide them. Through our partnership with Floor & Decor you work directly with an in-store designer to choose colours, tile, and finishes, and your selections go onto a form under our account. From there we purchase, pick up, and deliver everything to the job site. You get to make the fun decisions without managing orders, deliveries, or returns.
Yes. GIL pulls and handles all permits for your project — that is part of what you are hiring a licensed contractor to do, and it is included. Our licensed plumbing and electrical subcontractors pull their own trade permits under our master permit. You do not need to contact the building department or schedule an inspection yourself.
We give you a schedule in the written proposal and we finish on or ahead of it. A small bathroom is usually about 7 days including permitting; a master bathroom is typically 2 to 3 weeks. Larger work such as an addition or new construction runs longer and is scheduled specifically for your project. We complete 30 to 40 projects a year, so our timelines come from experience rather than optimism.
Cesar Perdomo, and he manages customers exclusively. This is the structural difference at GIL: our business partner runs the job sites, so Cesar is never pulled onto a roof or under a house when you call. At most contracting companies one person does both jobs, which is exactly why homeowners cannot reach their contractor mid-project. Someone here is always reachable by phone — no run-arounds and no no-shows.
In most cases yes, and we confirm it and pull it for you. Requirements differ across Duval, Clay, St. Johns, and Nassau counties, and a deck that attaches to the house is treated more seriously than a freestanding platform because it becomes part of the structure. Rather than quote you a threshold that would be wrong in one of those four jurisdictions, we check what applies to your specific parcel before design work begins. You do not need to contact the building department or schedule an inspection yourself.
Through the framing, the connections, and the hardware — the parts nobody sees once the boards go down. A deck here has to handle sustained humidity, hard sun, driving rain, and wind uplift on an attached structure, and every one of those is resisted below the walking surface rather than on it. Where a deck ties into the house, that connection is engineered and inspected, not improvised. The exact requirements are set by your county and the engineering for your site, which we confirm as part of the permit package.
It comes down to how much maintenance you want to do and what you want to spend up front. Pressure-treated lumber is the most affordable option and the most demanding to maintain, since it needs periodic cleaning and re-sealing to stay looking right. Composite costs more initially and asks very little of you afterwards, which is why it is the most common choice for coastal exposure. Hardwood sits between them on cost and rewards maintenance with an appearance neither of the others matches. We walk you through the tradeoffs at the consultation rather than steering you at a product.
Yes, particularly in Ponte Vedra and Fernandina Beach. Salt air is an additional form of exposure on top of the sun and humidity everyone in Northeast Florida deals with, and it is hardest on the parts of a deck that are least convenient to replace — fasteners, connectors, and framing. Closer to the coast we lean toward materials and hardware that tolerate that environment, and toward finishes that will not need constant attention to stay presentable.
Usually, and that connection is the most important detail in the whole build. An attached deck transfers its load into the existing structure, so the ledger connection and its flashing have to be right for both structural and moisture reasons — a poorly flashed ledger rots the wall behind it quietly for years. Where attaching is not the right answer for your house, a freestanding structure alongside it does the same job without touching the building envelope. We tell you which one your house calls for at the consultation.
