Space for a family that has outgrown the house

The work we are asked for in St. Johns is usually additive rather than restorative. The house is not worn out — there is simply not enough of it, or the builder-grade version of a room is not the one you would have chosen.

That points at additions, accessory dwelling units, and kitchens more than anywhere else on our map. All three are permitted work, and as a Certified Building Contractor under Florida licence CBC1269967 we handle the structural side and the permit package ourselves.

St. Johns County sits directly south of Duval, so it is a short run from both our base and our Jacksonville work.

Why the work here looks different from our older markets

St. Johns sits in the northwestern corner of St. Johns County, directly south of Duval, and it has been one of the fastest-growing areas in the state — as has Nocatee, further east, which we also serve. Because so much of the housing here is genuinely new, the work looks nothing like what we do in St. Augustine: nobody is repairing age. Homeowners are adding space as families grow, finishing or converting rooms the builder left basic, and replacing standard-grade finishes with something they actually chose. The constraint is usually the subdivision lot and what it will allow, which we check before anything is designed.

How an addition runs in St. Johns

Six stages. Feasibility comes first deliberately — it is the cheapest possible moment to find out what your lot will and will not allow.

  1. 1

    Feasibility on your actual parcel

Setbacks, lot coverage limits, and easements are set by the county and your zoning district. We confirm what your specific parcel allows before design work begins, so nobody spends money on a plan that cannot be permitted.

  2. 2

    Design and architectural drawings

Additions frequently need stamped drawings before a permit can be issued. We confirm whether yours does at the consultation, and build to a set you already hold.

  3. 3

    Written proposal within 48 hours

Full scope and price in writing within two days of the on-site consultation, so the decision is made on real numbers.

  4. 4

    St. Johns County permitting

We submit the permit package, handle any corrections, and schedule every inspection. Our licensed plumbing and electrical subcontractors pull their trade permits under our master permit.

  5. 5

    Foundation, framing, and the tie-in

New foundation and framing tied properly into the existing structure so the two move as one building. That connection is the single most important detail in an addition and it is where cheap work shows up first.

  6. 6

    Finishes, final inspection, and walkthrough

Trades, then insulation, drywall, and the finishes you selected at Floor & Decor. County final inspection, a walkthrough with you, and your one-year workmanship warranty starts at completion.

St. Johns project questions

The five questions homeowners ask us before hiring anyone, plus two about building in St. Johns County.

It depends on the size and scope of the work, so we price every project individually after seeing it in person. As a concrete reference point, a small bathroom of roughly 7x5 typically runs $10,000 to $14,000, and a master bathroom typically runs $17,000 to $35,000, with materials included in both. Your written proposal arrives within 48 hours of the on-site consultation and lays out the full scope and price, so you are never comparing guesses. Estimates and consultations are free.
