The difference between them is almost never the flooring; it is whether the subfloor gets levelled and its moisture dealt with before the first plank or tile goes down. That work is invisible the day it is finished, which is precisely why it is the first thing removed from a cheap quote.

Levelling and moisture control — the two things that decide everything
Once the old floor is up, two questions matter. Is the substrate flat, and is it dry? Get both right and almost any material you choose will still look correct in twenty years. Get either wrong and the best flooring in the store fails early, in ways that cannot be fixed without pulling it all up again.
Flatness is the one homeowners feel first. A subfloor with dips and high spots produces hollow spots underfoot, cracked grout lines, and planks that separate at the seams — none of which are faults in the flooring. Moisture is the one nobody sees coming, and it matters more here than in most of the country: in Florida humidity, and on a concrete slab where moisture moves up through the slab itself, the material and the installation method have to suit the conditions they are going into.
That is why we treat prep as part of the job rather than an upgrade. It is in the scope, it is in the written proposal, and it is not the line we cut to win a bid.
What we install

Tile
Porcelain and ceramic, including large-format. The most durable and the most moisture-tolerant option in a Florida house, and the one where flat, properly prepared substrate matters most — tile is unforgiving of a subfloor that moves or is not level.
Luxury vinyl plank (LVP)
Waterproof, warm underfoot, and quieter than tile, which is why it has become the default through-house choice here. It still telegraphs an uneven subfloor, so the levelling underneath is what separates a good LVP floor from a wavy one.
Hardwood
Nothing else looks or ages like it. It moves with humidity, so the installation method and the moisture condition of what is underneath have to be right — which is the whole conversation when hardwood is going over a concrete slab.
Laminate
A cost-effective way to get a wood look across a lot of square footage. It handles daily life well but not standing water, so we will steer it toward bedrooms and living areas rather than bathrooms and laundry rooms.

You work directly with an in-store designer on colour, material, and finish. What actually drives the price
Why we do not publish a per-square-foot rate
Because it would be misleading. The same square footage can cost very different amounts once the old floor is up and the subfloor is visible, and a rate quoted before anybody has looked is a number that gets revised later.
What moves the total is the material, the square footage, the condition of the subfloor, how much tear-out and disposal is involved, and how many rooms, thresholds, and stair treads have to be detailed. We measure it all and give you one comprehensive written proposal within 48 hours.
Florida changes the material conversation
Humidity and slab moisture are real constraints here, not fine print. They influence which materials suit which rooms, how the floor is fastened or glued down, and what has to happen to the substrate before installation begins.

Yes. GIL pulls and handles all permits for your project — that is part of what you are hiring a licensed contractor to do, and it is included. Our licensed plumbing and electrical subcontractors pull their own trade permits under our master permit. You do not need to contact the building department or schedule an inspection yourself.
We give you a schedule in the written proposal and we finish on or ahead of it. A small bathroom is usually about 7 days including permitting; a master bathroom is typically 2 to 3 weeks. Larger work such as an addition or new construction runs longer and is scheduled specifically for your project. We complete 30 to 40 projects a year, so our timelines come from experience rather than optimism.

A floor laid over a subfloor with a moisture problem fails whatever material you chose. It is also the invisible line item, which is exactly why it is the first thing a cheap bid leaves out.
Tile and luxury vinyl plank are the most forgiving choices in this climate, because neither is damaged by humidity and both tolerate the occasional spill or wet foot that comes with living in Florida. Hardwood is absolutely possible here and looks like nothing else, but it moves with humidity and needs both the right installation method and a stable indoor environment. Laminate handles humidity reasonably but does not tolerate standing water, which makes it a better fit for bedrooms and living areas than for bathrooms. Usually yes, and it is the honest answer even though it adds work. Taking the old floor up is what lets us see and correct the subfloor underneath, which is the part that determines how long the new floor lasts. Installing over an existing floor is occasionally sensible, but it raises the finished height at every doorway and it means accepting whatever is underneath sight unseen. We assess it on site and tell you plainly which one your floor calls for.
Yes — and they are worth asking about, because they are where a flooring job visibly succeeds or fails. Transitions between rooms and between two different materials, thresholds at doorways, and the baseboard or shoe moulding at the wall all have to be detailed properly or the finished floor looks unresolved no matter how good the material is. It is included in the scope of your written proposal rather than treated as an extra at the end.
