The difference between a paint job that still looks right in ten years and one that fails in two is almost never the paint — it is the patching, caulking, sanding, and priming underneath. That work is invisible the day it is finished, which is exactly why it is the first thing cut from a cheap bid.

What Florida does to a finish

Sun and humidity are hard on exterior coatings. Ultraviolet exposure works on the surface all year, and moisture finds any joint, seam, or hairline gap that caulk and primer did not close. On the coast — Ponte Vedra and Fernandina Beach especially — salt air is a third form of exposure on top of the other two.

None of that means an exterior repaint is a losing battle. It means the sequence matters: wash it, repair it, seal it, prime it, then paint it. Do those in order and the finish gets to do its job. Skip to the last step and the climate finds the shortcut for you.

What prep actually involves

Six steps that happen before the first finish coat. On most jobs they account for more of the labour than the painting itself.

Drywall and surface repair

Cracks, dents, nail pops, and damaged board repaired, taped, floated, and textured to match — before any colour goes near the wall.

Cleaning and washing

Exterior surfaces washed down so the coating bonds to the substrate rather than to dirt, chalk, or mildew sitting on top of it.

Scraping and sanding

Failing or lifting coating removed and edges feathered, so the new finish sits flat instead of telegraphing every old failure through it.

Caulking

Joints, trim, and transitions re-caulked. In a humid climate this is what keeps moisture out of the gaps that later push paint off the wall.

Priming

Bare, repaired, and problem surfaces primed. Skipping primer is the fastest way to get a finish that looks perfect for a season and then does not.

Masking and protection

Floors, fixtures, landscaping, and everything that is not being painted covered and protected, then the site cleaned at the end of each day.

Interior painting

Walls, ceilings, trim, doors, and cabinetry, with drywall repair handled as part of the same job rather than sent to someone else first.

We work in zones, protect floors and furniture, keep the cut lines crisp against trim and ceilings, and clean up at the end of each day. You will know which rooms are unavailable on which days before we start.

Exterior painting

Full elevations, soffits, fascia, trim, doors, and shutters — washed, scraped, repaired, caulked, and primed before the finish coats go on.

Exterior work is scheduled around the weather rather than forced through it. Painting a damp or dirty surface is how a repaint fails early, and we would rather move a day than hand you that outcome.

Why we will not quote you a rate per square foot

Square footage tells you how much wall there is. It tells you nothing about how much repair is behind it — and repair is where the hours go. Two houses with identical elevations can differ by days of labour depending on how the last coating was applied and how the substrate has held up since.
